Our wonderful cabin is located right along Chair 4 at the Brian Head Ski Resort in Southern Utah. There are 2 King bedrooms, 1 Queen bedroom, a queen/twin bunk bed in the lower level, three sleeper sofas along with four bathrooms so you can sleep up to 15 people. There are four televisions with DVD/VCR's, an entertainment center, 2 X-Box's, air hockey table and a ping pong table to entertain when you are not on the slopes. There is a full kitchen and laundry so you'll have all the comforts of home. The cabin is on all city services and on paved roads that are plowed right up to the two-car garage making for easy access. Just a one hour drive from Saint George and three hours from Las Vegas Airport. Plan your ski vacation now. Brian Head has great snow and we have availability.
Summer is also a great time to visit Brian Head and our cabin makes a great base for visits to the many National Parks that are close by (Zion, Bryce, Kolob, Cedar Breaks). Brian Head resort offers mountain biking and a challenging frisbee golf course along the ski runs. There are also miles of ATV trails (and rentals) and endless hiking trails and walking paths to enjoy the outdoors. In addition, nearby Cedar City offers the annual Shakespearean Festival (www.bard.org) with shows and events most days and evenings. Our cabin has both covered and open decks, a BBQ and a fire pit to enjoy the mild summer days and nights. This is a GREAT place for your family vacation.

Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

Cancellations made more than 30 days in advance receive a full refund. Cancellations made 2 weeks in advance receive an 80% refund and cacellations made less than 2 weeks in advance receive a 60% refund.

Reservations require a 50% pre-payment to confirm reservation. Balance is due 2 weeks prior to check in.

Rental Agreement for

1. CHECK-IN TIME IS AFTER 4 P.M. MST AND CHECK OUT IS 11 A.M. MST. NO Early Check-ins.
2. This is a NON SMOKING cabin.
3. Pets are not permitted in rental cabin.
4. DAMAGE/RESERVATION DEPOSIT- A damage/security deposit of $500 is required. The deposit is NOT applied toward rent; however, it is fully refundable within seven (7) days of departure, provided the following provisions are met.
a. No damage is done to cabin or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned.
d. All keys and garage door openers are returned and cabin is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO Early check-in or late check out.
5. PAYMENT – An advance payment equal to 50% of the rental rate (inclusive of taxes) is required to confirm the reservation and must be received at least thirty (30) DAYS prior to rental. This advance payment will be applied toward the rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Desert Shadows Investments, LLC. We also accept credit card payments via PayPal. The advance payment is not a damage deposit. The BALANCE OF RENT and the SECURITY DEPOSIT are due no later than two (2) weeks before your arrival date.
6. CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes made at least fourteen (14) days from arrival date will receive a seventy (70%) percent refund for unused days. Cancellations or changes made at least seven (7) days from arrival date will receive a fifty (50%) percent refund for unused days. Cancellations or changes made less than seven (7) days in advance of arrival forfeit the full payment. Cancellation or early departure does not warrant any refund of rent or deposit.
7. MAXIMUM OCCUPANCY- The maximum number of guests in this cabin is limited to fifteen (15) persons.
8. THIS PROPERTY REQUIRES a two (2) night minimum stay, four (4) nights minimum during peak and holiday seasons.
9. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. However, the cabin does include laundry facilities that guests can use during their stay.
11. RATE CHANGES – Rates subject to change without notice.
12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
14. Parking – The cabin has a two (2) car garage and can park an additional two (2) cars on the paved driveway. Parking is limited to four (4) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
15. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Roads and driveways are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
16. The cabin owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
